Metal roofs require relatively less maintenance compared to asphalt shingles and wood shakes. But it doesn’t mean that your roof doesn’t need a little bit of love and care. Here are some care and maintenance tips for metal roofs.
Keep the Roof Edge and Gutters Clean
Metal roofs, particularly the standing seam type, are very efficient in shedding rain and snow as well as leaves, dirt and debris. This makes it easier to clean and maintain a metal roof, but don’t neglect cleaning the roof edge and gutters, where solid materials tend to collect. Whether you prefer to clean the gutter yourself or hire a professional gutter cleaning service, cleaning has to be done twice a year. A quality gutter protection system can help make cleaning and maintenance easier.
Conduct Regular Roof Inspections
All types of residential roofing systems require a regular roof inspection at least once a year and another after every storm. This lets you keep an eye on the condition of your roof between scheduled maintenance sessions with your roofer.
The good news is you don’t have to climb onto your roof to perform a thorough inspection. Simply take a good pair of binoculars on a clear day, and inspect the seams, fasteners and flashing. Pay special attention to the roof edge and valleys for signs of damage. Note any signs of peeling or blistering. Double-check for holes by climbing into the attic, and, with the attic lights off, check the underside of the roof for pinhole lights. Contact your roofing contractor if you find any problems.
More Attic Inspections
Keep an eye on a few other things while you’re in the attic. There are subtle signs that may indicate roofing problems. Signs of water intrusion include water stains and clumping insulation. If the attic feels hot and humid, your roof may not be getting sufficient ventilation. Heat and moisture should ideally be vented out through the ridges, with fresh air being supplied through the soffit. Ridge vents are usually enough for average-sized roofing; however, large roofs may require solar-powered exhaust fans.
