Ethylene propylene diene monomer (EPDM) rubber is a type of single-ply material that is popularly used as a roofing system and is usually referred to as a “rubber roof”. There are certain ways to keep these roofs clean to prevent problems.
It’s important to note that roofing care and maintenance for certain types of EPDM roofing, and most types of single-ply roofing, for that matter, must be done with approval from your roofing contractor. Certain cleaning tools like power washers, for instance, may undo seams and do more harm than good. Certain cleaning products may also harm your EPDM roof.
Cleaning Your EPDM Roof
That being said, the typical cleaning process is fairly simple. The roofing surface will first need to be swept using a broom with soft bristles. Sweep leaves, dirt and debris starting from the center and towards the edges, with a side-to-side motion. Don’t apply too much pressure; otherwise, sharp edges may puncture the EPDM layer. Collect detritus in a bucket or large dustbin, and dispose of it properly.
Before you proceed with cleaning, do what a professional roofing company would do: inspect the roofing surface for punctures and broken seams. Have your roofing contractor address such punctures before trying to clean the roof; if not, you might be introducing moisture into the roof substrate.
Otherwise, continue with cleaning, and prepare a mild cleaning solution. Four ounces of dish soap for every 50 gallons of water is ideal. Stir the mixture thoroughly to mix the product into the water and to create soap suds. Apply using a bucket or a pressure washer on a low setting. Gently scrub away dirt, mildew and other types of stains before rinsing.
Why Do You Need to Clean Your EPDM Roof?
EPDM roofs with reflective features will benefit from a thorough cleaning; the cleaner it is, the more reflective it will be. This helps reduce the solar heat absorbed through the roof, which helps reduce the building’s indoor cooling requirements and improve its energy efficiency. A clean EPDM roof is also inhospitable to contaminants, such as algae, which would otherwise have a negative impact on the roof’s lifespan, energy efficiency and aesthetics.
